Our Mission

Built for appraisers
who refuse to fall behind.

The appraisal profession is under more pressure than it's been in a generation. Appraveo exists to make sure the best appraisers come out ahead.

“Appraisal software has spent twenty years being built for compliance — for lenders, for AMCs, for everyone except the person who signs the report. Appraveo is built for the appraiser's success. That's the whole company.”

That's not a tagline. It's why every product here exists: to help you defend the work you sign, and to build a book of business that belongs to you.

The Reality

Most appraisal software was built for the people who order the work.

The appraisal business is hard to see clearly. You can't easily tell which assignments actually pay, and a real share of your fee can go to portal fees and unpaid revisions. The tools built for this market were built for the lender, not for you. That is a business model, not a conspiracy, but it leaves the appraiser without a tool that answers to them.

Meanwhile, the tools available to appraisers haven't meaningfully evolved in a decade. Windows-only desktop software. Legacy form-filling platforms built for the 2005 workflow. No AI, no analytics, no marketing, no help building a practice outside the AMC system.

At the same time, the most significant form change in 20 years is arriving on November 2, 2026. UAD 3.6 expands reports from 6 pages to 30+, requires evidence-based narrative throughout, and makes weak adjustments automatically detectable by GSE quality systems. Most appraisers aren't ready.

We built Appraveo because the appraisers doing the real work deserved better tools than anyone was giving them.

30–50%

of a typical appraisal fee is retained by the AMC layer before it reaches the appraiser

29%

decline in active appraisers since 2016 — from 92,000 to 66,715. The profession is shrinking. The opportunity for those who stay is growing.

Nov 2

UAD 3.6 mandatory deadline, 2026. Only 26% of appraisers reported feeling ready as of early 2026.

2–3×

more per assignment for private work vs. AMC lender work — with no portal fees and no unpaid revisions

What We Believe

The principles behind every product decision.

01

Appraisers are professionals, not gig workers.

Licensed, trained, liable for every report they sign. The system has spent 15 years treating them like a commodity. Every Appraveo product is built with professional respect, not as a workaround for someone else's workflow, but as a tool that serves the appraiser first.

02

Independence is earned through better tools.

An appraiser who can write a defensible UAD 3.6 report faster than anyone else, attract private clients directly, and run their business with real data doesn't need to accept below-market AMC fees. Independence isn't handed to you — it's built one capability at a time.

03

The profession is changing. That's an opportunity.

The appraisers who will thrive over the next five years aren't the ones fighting change — they're the ones who understand it better than everyone else and move faster. UAD 3.6, private work growth, shrinking competition. Properly equipped, these are advantages.

04

Data should work for appraisers, not against them.

The AMC system is opaque by design. Appraisers have no idea if they're being paid fairly, which relationships are profitable, or what the market benchmark is for their county. Appraveo puts that information in the appraiser's hands — where it belongs.

05

Affordable means actually affordable.

Legacy appraisal software charges around $99 a month for Windows tools that have not been meaningfully updated in years, and sells you the whole thing whether you need it or not. Adjust is $29. CRM + Sites is $49. NarrativeAI is $29. Take one, take all three for $89, and Guide is free for everyone. No per-report fees, at any price.

06

Built for the appraiser, not the lender.

Every existing tool in this space was built for lenders, AMCs, or both. Appraveo is the first platform built exclusively to make the individual appraiser more capable, more independent, and more profitable. That distinction shapes every decision we make.

The Platform

Three tools. One mission.

Adjust

Market-derived adjustment support with the derivation attached. Upload your MLS comps and nine methods — five regressions, paired sales, adjusted pairs, grouped data and sensitivity — each derive the feature separately, each carrying a reliability tier from a published threshold table. You pick the number knowing exactly what agreed and what did not, and you leave with the documents to attach and a workfile that proves it.

CRM + Sites

Win private work, then run it. A website written for the estate, divorce, PMI and litigation work you want, with enquiry forms that ask the right questions — and every enquiry lands in the CRM as a typed assignment with its own intake, engagement letter, client portal, invoice and retention clock. Sold as one thing because a lead with nowhere to land is not a lead.

NarrativeAI

Write UAD 3.6 narratives in minutes, not hours. Fifty-three templates across every section draft from your data — market analysis, adjustment rationale, highest and best use, comp selection. Personal information is stripped before anything reaches the model, and a review checklist gates the copy button so nothing reaches your report you have not read.

Guide

Free how-to for appraisers — no subscription, ever. Fifty-four walkthroughs across two tracks: what UAD 3.6 changes, the new URAR field by field, narrative writing, workflow rebuild, dual-format survival, and a second track on estate, divorce, litigation and expert-witness work. Written by appraisers who have done it, because the best-prepared appraisers will have the biggest advantage.

The Opportunity

The appraisers who adapt will inherit the profession.

The profession is shrinking — down 29% since 2016, with more retirements coming as UAD 3.6 forces a decision. That's not a threat. That's a market clearing.

The appraisers who remain will face less competition for the same assignments. The ones who build private practices will earn 2–3x what AMC work pays — with no middlemen, no portal fees, and no unpaid revision demands. The ones who master UAD 3.6 early will be faster and more defensible than every appraiser who waited.

Appraveo is built for the appraisers who see that clearly — and want the tools to act on it.
