Appraveo Terms of Service

PLEASE READ THESE TERMS OF SERVICE CAREFULLY BEFORE ACCESSING OR USING THE APPRAVEO PLATFORM. BY CLICKING "I AGREE," CREATING AN ACCOUNT, OR USING ANY APPRAVEO SERVICE, YOU AGREE TO BE LEGALLY BOUND BY THESE TERMS.
1. Acceptance of Terms
1.1 Clickwrap Agreement
These Terms of Service ("Terms") constitute a legally binding contract between you ("User," "Appraiser," or "you") and Wolff Creative LLC d/b/a Appraveo ("Appraveo," "we," "us," or "our"), governing your access to and use of the Appraveo platform and all associated products and services available at valuwolf.com (collectively, the "Platform").
By clicking "I Agree," "Create Account," "Subscribe," or any equivalent affirmative button; by completing account registration; or by accessing or using any feature of the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy, which is incorporated herein by reference.
If you do not agree to these Terms in their entirety, you must not access or use the Platform.
1.2 Capacity to Contract
By accepting these Terms, you represent and warrant that:
- (a) you are at least 18 years of age;
- (b) you have the legal capacity to enter into binding contracts under applicable law;
- (c) if you are accepting these Terms on behalf of an organization or entity, you have the authority to bind that organization to these Terms, and references to "you" include that organization; and
- (d) your use of the Platform does not violate any applicable law, regulation, or professional obligation.
1.3 Professional License Requirement
The Appraveo Platform is designed exclusively for use by individuals who hold, or are actively pursuing under lawful supervision, a valid real estate appraiser license or certification issued by a state appraiser regulatory authority in the United States. By accessing the Platform, you represent that you are a licensed or certified real estate appraiser (or a registered trainee appraiser under the lawful supervision of a licensed supervising appraiser) in good standing with your applicable state licensing board.
Appraveo does not verify appraiser license status. Misrepresentation of your professional status is a material breach of these Terms.
2. Description of Services
Appraveo offers the following products and services (each a "Service," collectively the "Services"):
2.1 NarrativeAI
NarrativeAI is an AI-powered writing assistance tool that generates draft narrative text intended to assist licensed appraisers in the preparation of appraisal reports formatted for the Uniform Appraisal Dataset (UAD) 3.6 form. NarrativeAI is available by monthly subscription at the published rate.
Scope limitation: NarrativeAI produces draft text only. It is a writing aid, not an appraisal tool, and does not perform appraisals, analyze market data, form opinions of value, or produce compliant appraisal reports. All AI output requires mandatory appraiser review, verification, and judgment before any use. See Section 4 for the full AI Services Disclaimer governing NarrativeAI.
2.2 Academy
Appraveo Academy offers online training courses relating to the UAD 3.6 transition, appraisal workflow, and related professional topics. Courses are available at published one-time rates. Access to purchased courses is granted for the period specified at purchase.
Scope limitation: Academy content is educational material only. See Section 12 for the full Academy Disclaimer.
2.3 Intel
Appraveo Intel is an analytics tool that aggregates and displays data relating to appraisal management company (AMC) fee schedules and revision request patterns, intended to assist appraisers in evaluating their business relationships. Intel is available by monthly subscription at the published rate.
Scope limitation: Intel provides informational data aggregation only. Appraveo makes no representation that any data displayed is accurate, complete, current, or free from error. Appraisers must independently verify all information before relying on it for any business decision.
2.4 Sites
Appraveo Sites is a done-for-you marketing service that creates and maintains a custom website for the appraiser's private work business, including search engine optimization (SEO) services. Sites are available at the published setup fee and monthly maintenance rate.
Scope limitation: Sites is a marketing service. See Section 11 for the RESPA Compliance Statement governing this Service.
2.5 Check
Appraveo Check is a pre-submission quality control self-review tool that analyzes appraisal report data for common errors, inconsistencies, and UAD formatting issues. Check is included in all Appraveo subscription plans.
Scope limitation: Check is a self-review aid only. It does not guarantee the accuracy, completeness, or regulatory compliance of any appraisal report. A "pass" result from Check does not mean the report is USPAP-compliant, GSE-acceptable, or free from error. The appraiser remains solely responsible for all content in any report submitted.
2.6 CRM
Appraveo CRM is a client relationship management tool designed for appraisers managing private work clients. CRM is available by monthly subscription at published rates based on feature tier.
Scope limitation: CRM is a business management tool only. It does not provide legal, financial, or professional advice.
3. Account Registration and Security
3.1 Account Creation
You must create an account to access the Platform. You agree to provide accurate, current, and complete information during registration and to update that information as necessary to keep it accurate.
3.2 Account Security
You are responsible for maintaining the confidentiality of your account credentials. You agree to notify Appraveo immediately at support@valuwolf.com of any unauthorized use of your account. Appraveo is not liable for any loss or damage arising from your failure to protect your account credentials.
3.3 One Account Per User
Each account is for a single individual user. You may not share your account credentials or grant access to your account to any other person. Firm or multi-user arrangements require a separate written agreement with Appraveo.
4. AI Services — NarrativeAI Disclaimer
THIS SECTION GOVERNS YOUR USE OF NARRATIVEAI AND IS THE MOST CRITICAL SECTION OF THESE TERMS. READ IT CAREFULLY.
4.1 Appraveo Is Not an Appraiser
Appraveo is a software technology company. Appraveo is not a licensed real estate appraiser, appraisal firm, or appraisal management company. Appraveo does not perform real estate appraisals, develop opinions of value, or produce appraisal reports. Nothing in the Platform, and no output generated by NarrativeAI, constitutes an appraisal, an appraisal review, or an opinion of value as defined under the Uniform Standards of Professional Appraisal Practice (USPAP 2024 Edition, effective January 1, 2024, open-ended), applicable state law, or any federal regulation.
4.2 AI Output Is a Draft Writing Aid — Not an Appraisal Report
NarrativeAI generates draft narrative text based on inputs you provide. This output:
- (a) is a draft writing aid only and does not constitute, and must not be treated as, a completed appraisal section, a completed appraisal report, or an appraisal report component ready for submission;
- (b) is not an opinion of value and does not contain, imply, or support any specific value conclusion;
- (c) has not been reviewed, approved, or certified by any licensed appraiser employed by or affiliated with Appraveo;
- (d) may contain errors, omissions, inaccuracies, legally imprecise language, or content that is inconsistent with applicable USPAP standards, state licensing requirements, GSE guidelines, or client requirements; and
- (e) may not reflect current USPAP standards, current UAD 3.6 requirements, or current lender/AMC requirements, which are subject to change.
4.3 Appraiser Bears Sole and Exclusive Responsibility
Under USPAP 2024 Edition Standards Rule 2-2, each appraisal report must contain a signed certification from the appraiser. Under the USPAP 2024 Edition Ethics Rule (Conduct section) and Competency Rule, the appraiser is personally and solely responsible for all content contained in any report they sign and certify, regardless of the tools or assistance used in the preparation of that report.
Accordingly:
- (a) You, the licensed appraiser, bear sole and exclusive responsibility for reviewing, verifying, modifying as necessary, and certifying all content in any appraisal report you submit to any client, lender, AMC, government-sponsored enterprise (GSE), or regulatory authority, including any content that originated from or was assisted by NarrativeAI;
- (b) You must independently review and verify all NarrativeAI output before incorporating any portion of it into any report or work product. You must apply your own professional judgment to confirm that all content is accurate, credible, market-supported, and appropriate for the specific assignment;
- (c) Signing and certifying an appraisal report that contains AI-generated content does not transfer any portion of your professional responsibility to Appraveo. Your signature and certification mean that the content is yours — you remain fully responsible regardless of how the draft was created;
- (d) Your state appraiser licensing board has the authority to sanction you for content in reports you sign, regardless of the tools used to generate that content; and
- (e) Your Errors & Omissions (E&O) insurer may deny coverage or assert defenses relating to AI-assisted content that you sign and submit. You are solely responsible for understanding how your E&O policy treats AI-assisted appraisal reports.
4.4 No Representation of USPAP Compliance
Appraveo makes no representation, warranty, or guarantee of any kind that NarrativeAI output is USPAP 2024 Edition-compliant, meets any state licensing board standard, satisfies any GSE or lender requirement, or is suitable for submission as part of any appraisal report.
Only a licensed appraiser can determine whether a specific report, including any AI-assisted content, meets applicable professional and regulatory standards for a specific assignment. Appraveo expressly disclaims any and all such representations.
You must not represent to any client, lender, AMC, or regulatory authority that use of Appraveo or NarrativeAI constitutes compliance with any professional, regulatory, or contractual obligation.
4.5 Use of NarrativeAI Does Not Satisfy Professional Obligations
Use of NarrativeAI does not satisfy, substitute for, or fulfill any obligation imposed on you by:
- (a) USPAP (including but not limited to the Ethics Rule, Competency Rule, Scope of Work Rule, Standards Rules 1-1 through 1-6, Standards Rules 2-1 through 2-3, or the Record-Keeping Rule);
- (b) your state appraiser licensing laws or regulations;
- (c) any GSE seller/servicer guide, lender requirement, or AMC requirement;
- (d) any requirement imposed by the Appraisal Qualifications Board (AQB) or The Appraisal Foundation;
- (e) any continuing education or competency requirement; or
- (f) any other professional, regulatory, or contractual obligation applicable to your practice.
4.6 Prohibition on Inputting Confidential Information
You must not input into NarrativeAI any information that you are required to treat as confidential under USPAP or any other applicable law or professional obligation.
Do not input into NarrativeAI:
- Client names, borrower names, lender names, or AMC names
- Social Security numbers, loan numbers, case numbers, or file numbers
- Property owner names or borrower-identifying information
- Value conclusions, specific value opinions, or client-instructed values
- Any information your client has designated as confidential
- Any personally identifiable information (PII) about any borrower, buyer, seller, or third party
4.7 Workfile Documentation
USPAP requires appraisers to maintain a workfile for each appraisal assignment that contains sufficient information to support the opinions and conclusions in the report. If you use NarrativeAI in the preparation of an appraisal, you are solely responsible for determining whether and how to document your use of AI assistance in your workfile.
4.8 AI Model Limitations
NarrativeAI is built on large language model (LLM) technology. LLMs are known to produce outputs that are plausible-sounding but factually incorrect ("hallucinations"), outdated, or inconsistent. Appraveo does not guarantee the factual accuracy, internal consistency, or temporal currency of any NarrativeAI output. You must verify every factual assertion in any AI-generated draft before use.
4.9 Cross-Reference to Acceptable Use Policy
See Acceptable Use Policy §4.10 for specific prohibitions on using NarrativeAI to manipulate output toward a predetermined value conclusion. Violations of the Acceptable Use Policy are also violations of these Terms.
5. Subscription Terms, Billing, and Refunds
5.1 Subscription Plans and Pricing
Subscription fees, billing cycles, and feature access are as described on the Appraveo pricing page at valuwolf.com/pricing, which may be updated from time to time. Prices are stated in U.S. dollars. All fees are exclusive of applicable taxes.
5.2 Auto-Renewal
Monthly subscriptions automatically renew at the end of each billing period unless you cancel before the renewal date.
5.3 Payment
You must provide a valid payment method. You authorize Appraveo (or its third-party payment processor) to charge all fees when due.
5.4 Cancellation
You may cancel any subscription at any time through your account settings or by contacting Appraveo support. Cancellation takes effect at the end of the then-current billing period.
5.5 Refund Policy
Subscriptions: Subscription fees are generally non-refundable.
Academy Courses: All Academy course purchases are final and non-refundable once course access has been granted.
Subscription Services: Access to Check and other Platform tools is governed by your active subscription plan. Subscription fees are as described on the pricing page.
6. Intellectual Property
6.1 Appraveo Platform
Appraveo and its licensors own all right, title, and interest in and to the Platform, including all software, algorithms, models, databases, designs, trademarks, service marks, trade names, and other proprietary content.
6.2 Appraiser-Owned Report Content
You retain all ownership of the appraisal reports and work product that you create. Appraveo does not claim ownership of the final appraisal reports you produce, even if those reports incorporate or are informed by NarrativeAI output.
6.3 AI-Generated Output
As between you and Appraveo, you own the right to use the specific output generated in response to your inputs for purposes of preparing your appraisal reports. Appraveo retains ownership of the underlying model, prompting architecture, and system design that produced the output.
7. Confidentiality and Data Handling
7.1 What Appraveo Stores
Appraveo stores account information, subscription and billing records, usage logs, and the inputs and outputs you generate in NarrativeAI and Check, subject to our Privacy Policy.
7.2 USPAP Confidentiality — Your Obligation
Your decision about what to input into Appraveo is entirely your professional responsibility. Appraveo is not responsible for any USPAP confidentiality violation that arises from information you choose to input into the Platform.
7.3 Data Security
Appraveo employs commercially reasonable administrative, technical, and physical safeguards to protect data stored on the Platform.
8. Disclaimer of Warranties
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, THE PLATFORM AND ALL SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTY OF ANY KIND.
APPRAVEO EXPRESSLY DISCLAIMS ALL WARRANTIES, EXPRESS, IMPLIED, OR STATUTORY, INCLUDING BUT NOT LIMITED TO:
- (a) any implied warranty of merchantability, fitness for a particular purpose, title, or non-infringement;
- (b) any warranty that the Platform will be uninterrupted, error-free, or free of viruses or harmful components;
- (c) any warranty that AI output is accurate, complete, current, legally precise, USPAP-compliant, or suitable for use in any appraisal report;
- (d) any warranty that use of Check or any quality control feature will identify all errors in an appraisal report;
- (e) any warranty that Intel data is accurate, complete, or current;
- (f) any warranty that Academy content satisfies any continuing education, licensing, or professional development requirement;
- (g) any representation that use of the Platform constitutes professional advice of any kind; and
- (h) any warranty that use of the Platform will result in regulatory compliance, client satisfaction, GSE acceptance, or any particular business outcome.
9. Limitation of Liability
9.1 Exclusion of Consequential Damages
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT WILL APPRAVEO, ITS OFFICERS, DIRECTORS, EMPLOYEES, CONTRACTORS, AGENTS, LICENSORS, OR SUCCESSORS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, PUNITIVE, EXEMPLARY, OR CONSEQUENTIAL DAMAGES.
9.2 Cap on Liability
APPRAVEO'S TOTAL CUMULATIVE LIABILITY TO YOU FOR ALL CLAIMS ARISING OUT OF OR RELATED TO THESE TERMS OR THE SERVICES WILL NOT EXCEED THE TOTAL FEES YOU ACTUALLY PAID TO APPRAVEO IN THE TWELVE (12) MONTHS IMMEDIATELY PRECEDING THE CLAIM.
9.3 USPAP and Regulatory Liability Carveout
Appraveo is not an appraiser and has no USPAP obligations. Any liability arising from a USPAP violation, state licensing board proceeding, GSE rejection, lender dispute, or appraiser professional liability claim relates solely to the appraiser's exercise of professional judgment and is exclusively the appraiser's liability.
10. Indemnification
You agree to defend, indemnify, and hold harmless Appraveo and its officers, directors, employees, contractors, agents, licensors, and successors from and against any and all third-party claims arising out of or relating to your use of the Platform or any Service, any appraisal report or work product you prepare, submit, or certify, or any violation by you of these Terms or applicable law.
11. RESPA Compliance Statement
Appraveo Sites is a professional marketing service. Appraveo Sites is not a settlement service referral arrangement, a marketing services agreement (MSA) involving settlement service providers, or a kickback arrangement of any kind.
12. Academy and Educational Content Disclaimer
Academy content is educational and informational in nature only. It does not constitute legal advice, regulatory compliance advice, appraisal advice, or any other form of professional advice. Academy content is not a substitute for continuing education from AQB-approved education providers.
13. Governing Law and Dispute Resolution
These Terms will be governed by the laws of the State of Maryland, without regard to conflict of law principles. Any litigation will be brought exclusively in the state or federal courts located in Worcester County, Maryland.
You agree that any dispute will be resolved solely on an individual basis and not as part of any class action.
14. Updates to These Terms
Appraveo reserves the right to modify these Terms at any time. For material changes, Appraveo will provide at least thirty (30) days' advance notice.
15. General Provisions
These Terms constitute the entire agreement between you and Appraveo regarding the Platform. Sections 4, 6, 7, 8, 9, 10, 11, 13, and 15 survive the termination or expiration of these Terms.
By using Appraveo, you confirm that you have read, understood, and agreed to these Terms of Service.
